For far too long it has been accepted that a Property Management Department is always difficult to manage, often overworked and we can never find the right people.
Just because someone has been a Property Manager for “years” does not mean that they are necessarily either good at it or that they enjoy it. Many business owners try to get better results by a fire and hire approach that sometimes solves the problem, but in many cases does not.
Team members who are great at presenting to prospective landlords are not necessarily the best ones to do accounts. You may have someone already in the team who is currently doing inspections that is innately skilled to be out there bringing in new business. The “Property Manager of the Year” may well be working as a PA to one of the Sales Team.
If you have the patience and the time you will eventually find an acceptable balance. In our experience though, time and patience are often in short supply in the high-pressure world of property management.
